Mortgage Purchase Review Specialist
First Colony Mortgage
Position Summary
The Mortgage Purchase Review Specialist is responsible for conducting a detailed post-closing review of mortgage loan files to ensure accuracy, completeness, and compliance with investor, agency, and company guidelines. This role verifies data integrity, loan eligibility, documentation requirements, and regulatory compliance before loans are delivered or purchased by secondary market investors.
Key Responsibilities
Loan File Review & Verification
- Review closed purchase mortgage loan files for completeness, accuracy, and adherence to agency, investor, and company requirements.
- Ensure all required disclosures, signatures, and compliance documents are present and properly executed.
- Confirm adherence to TRID, RESPA, TILA, HMDA, ECOA, and other applicable regulatory standards.
- Verify that closing documents match final underwriting approval and purchase conditions.
Quality Control & Risk Mitigation
- Identify deficiencies, discrepancies, or missing documents that may impact investor purchase eligibility.
- Prepare and issue clear, concise conditions or corrections to internal teams or third-party partners.
- Ensure suspense conditions from investors are resolved promptly and accurately.
- Escalate potential compliance, fraud, or high-risk issues to management.
Coordination & Communication
- Work closely with closing, funding, post-closing, underwriting, and secondary marketing teams to resolve issues.
- Maintain professional communication with internal staff, external lenders/brokers, or third-party vendors.
Documentation, Reporting & Recordkeeping
- Update internal systems with review findings, loan status, and final purchase readiness.
- Assist in preparing investor delivery packages and ensuring timely submission.
- Participate in audits, QC reviews, and process improvement initiatives.
Qualifications
Education & Experience
- High school diploma required; Associate’s or Bachelor’s degree preferred.
- 2–5 years of mortgage industry experience, preferably in underwriting, closing, post-closing, or QC.
- Familiarity with FHA, VA, USDA, Conventional, and Jumbo program guidelines preferred.
Skills & Competencies
- Strong knowledge of mortgage regulations and agency/investor guidelines.
- Excellent attention to detail and analytical skills.
- Ability to interpret credit reports, income documents, appraisals, and closing disclosures.
- Strong organizational and time-management skills with the ability to meet purchase deadlines.
- Proficiency with LOS systems (Encompass, Empower, etc.) and Microsoft Office.
Job Type: Full-time
Pay: From $30.00 per hour
Expected hours: 40 per week
